The Town of Drayton Valley has received a Development Permit application for a second three-story apartment building to be located at 4763 46 Street, adjacent to the Rotary House building just north of Rotary Park.
Officials say the application has many requested variations to the Land Use Bylaw, including:
- Exceeding the allowed site coverage (the percentage of the lot the building is allowed to cover) of 65 per cent to 70.5 per cent.
- Increasing the number of units per hectare by seven, from 16 units per hectare to 23 units per hectare.
- Decreasing the distance a building must be from the property line from six metres to 1.2 metres.
- Decreasing the recreational space required from five per cent of the land area to 1.6 per cent.
According to the Land Use Bylaw, the subject parcel of land is located in the Residential High-Density District which allows for multi-unit high-rise buildings. Officials say the existing high-rise building has been located at the site for many years.
Any residents who believe these variances are not appropriate are being asked to contact the Town either in writing, by email, by phone or in person at the Town office before 8:30 a.m. on Tuesday, July 2.
