Administration with the Town of Drayton Valley has called it a sure sign of spring.
At Drayton Valley town council’s April 13 meeting, council received their first application for a new subdivision.
The land in question is 7 hectares on the southeasterly corner of the town. It is bordered by Range Road 74 to the west and bisected by Township Road 485 A. The land used to be part of Brazeau County, but was annexed by the Town in 2012.
The landowner is looking to build a new home on it.
Administration recommended the subdivision go ahead, with several conditions. Among them, the landowner needs to hire a land surveyor and get the land surveyed, the Town needs to create an address for the lot so emergency services can find it, and the landowner has to pay any outstanding taxes that may be on the property.
Councillor Rick Evans was concerned about the condition of Township Road 485 A, as the maps supplied to council listed it as a trail. Administration assured him that it is a registered road allowance, and enough of it is developed into a dirt road to allow for access.
Evans was also concerned about a nearby creek, but administration said the lot lines are set back far enough to preserve the creek.
Councillor Amila Gammana was concerned about taxation. Lands that had been annexed from the County currently pay County tax rates. Administration confirmed that once the lot is subdivided and development begins, it will be brought on to the Town’s tax rates.
With the concerns abated, council approved the subdivision.
